Your kids will enjoy our scavenger hunt while exploring the 3/4 acre garden, feeding the koi, and playing in the treehouse! Perfect for families traveling together. A mountain oasis for grown ups ready to relax in the hot tub.
The Space
Koi Kottage is a 1900sq foot 3 level Scandinavian Style Cottage. Perfect for families traveling together or 1 big family vacation. All 3 levels have a full bathroom. It sits on 3/4 acres of beautiful garden with a huge koi pond, walking paths and plenty of outdoor seating. We provide birdseed and Koi fish food for our guests. Our all weather treehouse is a huge hit for kids and includes 2 sleeping cots, a hammock, pulley and basket, and checkers game inside!
* First level includes 1 Queen Bedroom, Living room with Smart TV, Game room with board games, pool table & ping pong, and full bathroom with shower. This level is completely step free for easy access. Located on bottom level with easy access to patio, lower garden, treehouse and parking area.
* Second level had 1 Queen Bedroom with office area, Living room with Smart TV and wood stove, Dining area, full Kitchen, and 1 bathroom with shower/tub. There are 4 sets of french doors that lead onto deck areas and balconies to sit and enjoy the scenery. The back deck includes the grill area and hot tub with direct access to the large koi pond.
* Third Level includes 1 King Bedroom and a Loft with twin trundle beds. There are multiple reading areas to curl up with your favorite book. The loft area has it’s own juliet balcony that overlooks the property and back deck. There is 1 full bathroom with shower on this level.
* All beds have Green tea mattresses with premium bedding and pillows. Premium shower products provided in all bathrooms.
Guests will receive a front door access code 12hrs prior to check-in. The code will expire at check-out.

Maggie Valley has everything you need for an enjoyable family vacation. Our neighborhood is quiet yet close to town.
Other things to note
We have a brand NEW Hot Tub on the back deck and a brand NEW pool table and game room. We also have many sitting areas, patios, a hammock, and dining tables to enjoy the outdoors.
Guests must bring all dog care accessories including food/water dishes , leash, and poop bags. Dogs are required to be on a leash when outside and owners are required to pick up the poop. Crates are to be kept on ground level of the cottage. There is no fenced yard. Dogs are not allowed in the treehouse.
3 parking spaces on the property. Easy 1 mile drive into town.
Near Golf Club, 6miles to Lake Junaluska, 8miles to Chataloochee Ski Area, 13miles to Blue Ridge Parkway, 23miles to Smoky Mountain National Park. On 3/4 acre of beautiful gardens. Perfect for families traveling together.

*All roads to Koi Kottage are paved and maintained but in winter a 4wheel drive vehicle is required and snow chains advisable. Please check the weather report before your check in date for the time of your stay.

*No loud music after 10pm. Our neighborhood is a mix of short term rentals and full time residents. Be respectful.
*No food or trash is to be left outside or in vehicles. A bear guide is included in our Welcome Book.

*No climbing, sitting, or lying down on the pool table
*Notify us of any damages or issues as soon as they are discovered.
